For mortgage and financial advisers

A lot of your clients decide at the kitchen table

Before someone rings a mortgage or financial adviser, there's often a name passed on by a friend, or a search for help with something specific, and then a conversation at home about whether to get in touch. It's a big decision about a lot of money, and I think for a lot of people the conversation that settles it happens after you've finished for the day.

What they've seen of you by then matters more than most advisers realise. If they've already watched you explain the thing they're worried about, calmly and in plain English, the first call starts from somewhere much better.

Five filming days with One Root Mortgages

Undray Griffith is a mortgage adviser in Brighton and Hove. I started filming him in 2024, before he launched One Root Mortgages in December 2025, and over five filming days we've made more than twenty short videos for his Instagram, LinkedIn and TikTok, a film for his website, a set of portraits and a testimonial. Altogether that's 29 films and 80 photographs.

Undray has been with me since before we started working the way we do now, so what we've made together has come from filming days, without a Build around them. It's still some of the work I'm proudest of.

Like a lot of the people I film, he was completely at home talking to a client, and then a room full of lights and cameras threw him at first. Most of the coaching has happened on set. For his website film we set his script out on the prompter one breath to a line, so the pauses fell where he needed them, and since May 2026 he's read lines he wrote himself, so he can keep his mind on how he's saying them.

“Since doing videos, that has raised the awareness. … It's also allowed me to have a presence on social media.”

We've never agreed a number to aim for with Undray, and there are no enquiry or booking figures on file, so his own words are the result I can show you.

What a Build would add for an advice firm

If you came to us now, you'd start with a Build, our Trust Library Engagement. It begins with the Positioning Diagnostic, which looks at where people tend to drop away before they become clients and who else has a say. For an adviser, that might be a partner at home, a parent helping with a deposit, or the estate agent or solicitor who passed your name on.

Then we make what those people would want to have seen before they ring you.

Short videos that each answer one worry. A self-employed buyer wondering whether they'll be turned down, or someone remortgaging who's dreading the paperwork, might well watch a short video of you explaining it, if it's there when they go looking. Undray's short videos are built that way, one subject each, and he posts them himself.

A film for people who search for their own situation. One of Undray's films, Mortgages for doctors, is made for exactly one kind of client. Someone who's searched for their own circumstances and finds a film about them has a reason to get in touch.

Something a referrer can send. When an estate agent or a friend passes your name on, a short film they can forward means they're not passing on a name and nothing else.

With a Build you also get a posting plan that gives each video its week, so posting doesn't depend on finding time between appointments.

Advisers often ask us

What does Epiphany Content do for mortgage and financial advisers?

For small founder-led mortgage and financial advice firms, Epiphany Content makes short films, portraits and a posting plan, so that someone who's been given your name, or has searched for help, has already heard you explain their situation before they decide at home to get in touch. Epiphany Content is Kevan Smith's company.

Who isn't it a fit for?

It isn't a fit if you're after quick-win lead generation, or a videographer for a one-off job. It's for advisers whose clients choose the person, and whose work mostly comes through recommendation.

What should a mortgage adviser make videos about?

The situations your clients worry about most, one per video: being self-employed, a small deposit, remortgaging, a particular profession. Undray Griffith of One Root Mortgages has made more than twenty short videos like this, plus one aimed only at doctors.

I'm regulated. How does that work with videos?

Your rules on financial promotions apply to these the same as to any other marketing, and that's a call for you and whoever signs off your marketing. What I can do is make sure every script is final and with you in time for that sign-off before we film. Undray writes his own scripts, and I review them and set them up on the prompter.

How much does it cost?

The Explore call with Epiphany Content is free and takes 30 minutes. The Build, our Trust Library Engagement, is £12,500 +VAT: £4,000 +VAT upfront, then five payments of £1,700 +VAT. If you'd like us to keep going afterwards, the Trust Library Retainer is £1,500 a month +VAT, with a six-month initial term.

I find being filmed awkward. Is that a problem?

It's very common, and it tends to get easier with each shoot. Undray found the setup overwhelming when he started, so we've done most of the coaching on set, where it's easier to put things right as you go.

Who passes your name on?

A friend, an estate agent, a solicitor, a client who's just moved in. Book an Explore call and tell me who it usually is, and we'll work out what they could send along with your number.
